Broker Linda Justus of Robert E. Hill, who is representing one of the listings, noted that while turnover in the co-op is uncommon, it is a natural part of the real estate cycle. The recent cluster of listings reflects both this natural turnover and evolving buyer preferences, she said.
Villa Charlotte Bronte, developed by John Jay McKelvey in the early 20th century, is known for its Mediterranean-inspired architecture and dramatic cliffside setting. Tucked away in Spuyten Duyvil, the complex offers a sense of seclusion while remaining just minutes from Manhattan—a contrast that continues to appeal to buyers.
Longtime residents and brokers Bill and Rebecca Sherman, who also have a hand in the current listings, emphasized the unique character of the co-op. Bill Sherman described the location as feeling “remote” despite its close proximity to urban conveniences, while Rebecca Sherman noted that the co-op consistently draws interest due to its singular charm and architectural appeal.
The increased number of listings in 2024 stands out in a building where turnover is typically minimal. This moment of heightened activity offers a rare opportunity for prospective buyers to enter a community that blends historic character with striking views and close-knit appeal.
